News that the CNDR has been given green light
work will start in just over two months on the Carlisle Development Route (CNDR) means Kingmoor Park Properties’ exciting ‘Hub’ development, including the building of Carlisle’s first four-star hotel, is back on track.
The centrepiece development on Kingmoor Park has been on hold for three years because of delays in agreement on the building of the CNDR. But now the company is keen to re-start negotiations with potential end-users.
Tony Goddard, Chief Executive of Kingmoor Park Properties Limited, said:
“The long-awaited CNDR announcement it great news for Cumbria on so many levels not least the fact that its building has always been central to our ‘Hub’ development. Now we can dust-off the plans and start talking again to people interested in investing in this exciting project that is going to be a tremendous addition to Carlisle’s business and tourism offering.”
The mixed development will be based around one of the new roundabouts being created on the Kingmoor site as part of the new road-build. The flagship, 130-bed, four-star hotel, with conference suite and a fitness centre, will be a focal point of the ‘Hub’ that will also include restaurants and bars, 100,000 sq ft of offices, neighbourhood shops, bus terminus, fuel filling station and crèche.
It is anticipated that, when completed, the ‘Hub’ will create many new jobs.

“ The creation of a quality, four-star hotel in Carlisle will attract new business and leisure visitors to the city as well as providing a much-needed facility for residents and for the growing business community at Kingmoor Park, Parkhouse Road and Kingstown.
“ We will be renewing our discussions with potential end-users immediately to make sure that the development fits in with the construction timetable for the road.”
As part of the development, new pedestrian and cycle links will be created and existing ones enhanced throughout the business park. Native tree and hedge planting will increase the amenity and environment of the park and encourage greater ecological diversity.
Outline planning permission for the ‘Hub’ was first granted by Carlisle City Council in June 2006. A year later, revised proposals were approved to include the hotel and leisure facilities.
