The majority of the site is allocated in Wigan Council’s Unitary Development Plan for employment use. The plan states that other uses will be permitted where it can be shown there are opportunities and benefits to be gained.

The site represents an exciting opportunity for a good quality, mixed-use regeneration scheme. Visually and functionally the site presently does little to support the town centre and the large scale industrial units have an overbearing effect on adjoining residential properties.

Given the aged nature of the buildings on site and their unsuitability for long term employment, the site does not contribute significantly to the local economy. They are in poor condition and unsuited to modern occupier requirements. There exists therefore a significant opportunity to comprehensively Masterplan this area, so as to bring about the regeneration of the Business Park and the adjoining areas, to the benefit of the town centre and local community. Briefly the proposals will comprise a mix of uses including residential, offices, and enterprise / workshop units with principal access via St Helen’s Road.

The masterplan proposes an appropriate mix of uses for the site which can transform this area into a vibrant development which is both viable and deliverable.
